The Elsie Whiteley Innovation Centre Open Spaces

Start-up Grants

Our start-up grants from Halifax Opportunities Trust are aimed exclusively at businesses under 18 months old and come with all the perks of our standard membership but with the addition of access to Halifax Opportunities Trust’s Business Start-Up Grant Scheme.

The grant scheme covers up to 50% of your rent at the Centre as follows:

  • Businesses under 9 months old: eligible for 50% rent grant.
  • Businesses between 9-18 months old: eligible for 25% rent grant.

Serviced Office Space FAQs

Do I need to pay business rates?

Yes. Business rates are payable to Calderdale Council and depend on the size of space being rented. We can have details of the applicable rates for each office and can assist new tenants in contacting the business rates team at the council to arrange. Business rates are not charged for co-working.

Do you provide help for start-ups?

Yes. Start-ups qualify for our start-up grant which subsidises the cost of your rent. The grants are paid by Halifax Opportunities Trust and cover 50% of your rent for businesses under 9 months old. This then moves to a 25% rental subsidy for businesses between 9-18 months old. We find this tapered approach to rental subsidies supports new start-ups to grow and develop during the most precarious time in a business’s life – the first two years.
Start-ups in receipt of the grant also have flexible lease terms of one month rolling contracts. This facility recognises that extended lease terms (even with break clauses) can be a barrier for start-ups and puts entrepreneurs at the heart of our business model.
After 18 months, start-ups move onto our standard office package terms.

How can I pay?

We can invoice you at the end of the month. Alternatively, we take all card payments at reception.

What additional costs are there?

In addition to rent, tenants are required to choose from one of our three telephony packages that most suits their needs. Our phone packages are all on a rolling monthly contract to end at the end of a calendar month. Price includes line rental and handset rental.

The packages are:

  • Bronze – 1 hour of calls included per month* – £20 per month plus VAT
  • Silver – 3 hour calls included per month* – £25 per month plus VAT
  • Gold – unlimited calls* – £40 per month plus VAT
  • Eve APP +£5 per app per month plus VAT (only one app per line)

*Only local/national/ mobile included, additional charge for international and premium numbers.
*Additional charge is 0.05ppm after the inclusive minutes have expire

What else is there at Elsie Whiteley Innovation Centre?

We have a hugely popular café onsite that is used by both tenants and visitors. You can find out more about the café.

We also have The Atrium, a great space for informal meetings, checking emails or enjoying lunch. The Atrium is open to the public and free to use (including WIFI).

Elsie Whiteley Innovation Centre is proud to host HOT Networking a free monthly networking meet-up that brings private and charity sectors together to learn about best practice and share knowledge.

What if my business grows and I need more space?

Many of our tenants have grown their businesses at Elsie Whiteley Innovation Centre over the past 12 years. Our flexible lease terms and friendly atmosphere mean that tenants prefer to stay with us when it’s time to grow. Our client services team work with tenants to provide bespoke in-house solutions to changing space requirements for tenants, whether that be upsizing or downsizing – we understand that flexibility is key.

What’s included with dedicated office space?

In addition to complimentary access to our tenants meeting room, shared kitchen and toilet facilities and access to start-up grants* our dedicated office space tenants have 24 hour access to the centre 365 days a year and the opportunity to add multiple perks to their package including car parking, broadband upgrades and reception services.
